Firstly we listen to your needs, requirements and desires. We will, help you to refine your search and make responsible recommendations of properties that we believe match or are as close as possible to your needs. We will give you a presentation on suitable properties and talk you through both the positive and negative features. If you are interested in buying a particular property we would take you to view the property and walk through the property with you we will point out any technical details available to us on drawings and show you boundaries of the property as detailed on the official topographical plan.

 

We will explain the legal process for the purchase of property in Greece and the timescale, costs, paperwork etc involved. Once you have decided to buy, we will introduce you to a Greek, English speaking lawyer who will confirm all the details of the property and on your instruction will initiate the required searches at the land registry to ensure clean title and that there are no encumbrances on the property (normally one to two weeks).

If you are due to return home we can organise a power of attorney (typically costing between 60-80 euros) to enable the lawyer to act on your behalf to complete the purchase. We will introduce you to the most suitable bank to open a local bank account.  Once all papers pertaining to the property are cleared and verified and all the searches are completed, the contract for sale is drawn up, the monies are transferred and the contract is signed, officially giving you ownership and freehold title.

 

The lawyers fees are payable on completion of the final contract and are typically 1.5% of the purchase price.  Any power of attorney, pre-contract, or final purchase contract are performed in front of the public notary. At the pre-contract or the final purchase contract both the vendor and buyer are represented by their individual lawyers. This is to ensure both parties are fully aware of the legally binding nature of the purchase contract and also their legal obligations to give true and accurate information relating to the property.

 

We will assist you in changing utilities etc. into your names and offer a full after-sales service tailor made to your requirements.  We have an extensive network of contacts from Accountants to Plumbers to specialist artisans and can help in making sound recommendations for any property related matter.

 

To take you through to completion of the contract and clear title we charge you 2.5% (plus VAT at 23%) of the purchase price.  In line with our code of transparency, we do not add our commission on top of the sale price, which can be common practice in Greece in order to hide excessively high commissions. We negotiate a fair sale price with the owner and our total fees are 2.5% from the seller and 2.5% from the buyer (plus VAT at 23% - and there are no hidden extras).  If we come across a bargain, we pass it on to the buyer on a first come first served basis. Our fee is paid typically at the final purchase contract, unless the time between deposit and pre-contract to the final contract is longer than one month in which case we take our fee at the pre-contract.
