A private driveway leads down to the entrance of the villa where there is enough space for parking 2-3 cars. The villa’s entrance opens directly to the large living and dining area. To the left of the main entrance is the lounge with an open fireplace occupying one of the walls. Large glass patio doors open to the terraced areas and the swimming pool providing the room with ample natural light and frame the stunning views – there is also a special feature window; a circular frame set in the leading wall of the living area creating an optical effect which changes the view to the sea depending on the angle you view from.

The outdoor terraced area seems to hang above the beautiful bays of Kalami, Agni, Krouzeri and Kaminaki.  Due to the topography of the land and surrounding area, nothing in the future could be built to block the views across the channel to the Albanian mountain range. The area around the swimming pool is landscaped and surrounded by olive trees and small stone walls.

Next to the entrance is the guest toilet, the internal marble staircase and the storeroom. Opposite the entrance is the kitchen and exactly behind it is the big storeroom which can only be accessed from the rear of the property.  The kitchen is fully fitted and the fittings as well as the electrical appliances are of a high standard. A large patio door gives access to the dining terrace and the swimming pool area.

The stone staircase leads to the upper floor which consists of three en suite bedrooms and a utility room. The master bathroom has a shower room plus a full size bath tub while the other two have shower rooms. All bedrooms have tiled floors, wooden wardrobes and access to a very large veranda with breathtaking views. A wooden pergola is covering the area and can provide shade in the hot summer months.

On the left of the villa’s main entrance and next to the terraced area is the external staircase which leads to the lower ground floor where there is a self contained apartment with two bedrooms, one bathroom and sitting area.  Next to this apartment and below the swimming pool is the mechanical room for the property which house the central heating equipment etc. The rest of the land falls below the house and as the plot is amphitheatric each level of the property overlooks the sea.

All the windows and patio doors are double glazed with insect nets. The floors are tiled and there are A/C units in every room. The villa is centrally heated.
